Are you an assisted living?
You need to be 55 and older to qualify to live here.

No, we do not. However, the Pleasant Grove Jacobs Senior Center is right at the end of our building. You can stop there to get lunch. You will need to call the day before you want lunch. They serve Monday – Friday at 11:25AM there phone number is 801-785-2818.
What are your application requirements? How long does the application process take?
We require a household income of 2.5x the market rent and other qualifications. Typically, it takes less than 2 days to process an application. We verify credit history, employment, income, rental history and perform a background check for all applicants. The length of time to process depends on how quickly we can get this information from outside parties. You can expedite the process by filling out the application completely and providing copies of your 2 most recent paycheck stubs.
Is there an application fee?
The application fee is $40 per person. Anyone age 18 and older must apply. *Amount subject to change.
How much is the deposit and is any of it refundable?
Yes, there is a required security deposit and a portion that is refundable based on the condition of the apartment after move-out. $550-$1000 deposit, $125.00 non-refundable.
Is renter's insurance required?
Yes, we require renter's insurance with $100,000 of liability coverage, listing Thorneberry Atrium Apartments as an additional insured or interested party. Personal content coverage is highly recommended.
When is rent due and how do I pay it? Is there a late fee for overdue payments?
Rent is due on the 1st day of the month. We prefer online payments from our residents but we still accept checks, money orders, cashiers check, debit in the office. We offer a grace period of 3 days without late fees. The late fee is 10% of your rent.
What happens if I need to move out before my lease expires?
There is a lease settlement agreement that requires 30 day notice and an additional lease settlement fee depending on length of lease remaining - anywhere from 2 to 3 times the market rent.
What size apartments do you offer?
We have two floor plans: Traditional: One bedroom one bath a 680 square feet and Heritage: two bedroom one bathroom at 900 sq. ft.
Do you have ADA compliant apartments?

We offer discounts to teachers, military personnel, police personnel and preferred employers.
What are the hours for the leasing office?
We are open 8:00 AM to 4:00 PM Monday through Friday .
Do you have an elevator?
Yes, we have an elevator for your convenience.
Are hallways and mailboxes outside?
Our entire building is all interior, including mailboxes.
Is there a laundry on-site?
Yes, we have a 24/7 accessible laundry facility onsite, as well as washer/dryer connections in the apartments.
What is the parking situation?
Choose between covered parking or garages for a minimal monthly fee.
Can guests use the amenities?
Guests are welcome to use amenities as long as they are accompanied by the resident.
Who do I call if I have a maintenance issue?
Work orders can easily be submitted online. You may also call the leasing office. Provide your name, apartment number, phone number, a description of the issue, pets, and whether we have permission to enter if you are not at home. If you have a maintenance emergency after office hours, you can call the office number to reach our answering service. .
Is transportation available?
We do not provide transportation however there are a few wonderful options available for you. There is a program called Senior Companions as well as Utah Valley Rides and UTA Paratransit that will pick you all up right in front of the Thorneberry Atrium building.
What is the smoking policy?
Our policy is no smoking in the apartments or common areas.
Do you allow pets? What is the pet policy?
Pets up to 25 pounds at their full grown weight are accepted upon approval. Pets must be at least 6 months of age, house-trained, and vaccinated. Additional deposit, monthly pet rent and animal addendum are required. Maximum of 1 pet per apartment are allowed. Certain breeds are city restricted. Please contact us for further details.
Are washers and dryers available?
We have electric washer and dryer hookups in all the apartments. Rentals are available through Appliance Warehouse. We also have an onsite laundry facility on site that is accessible 24/7.
What kind of appliances are in the kitchen?
Apartment appliances include a refrigerator, electric stove, dishwasher and garbage disposal.
Is there a shower or a tub?
All apartments come standard with a shower bathtub combo.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
The apartments are internet-ready and a base speed is included in the rent! No router required! We use Mereo Networks, and the cable is Xfinity. Additional speed upgrades are available.
Do any of your apartments have patios or balconies?
Yes, every apartment has a patio.
Is storage included? Is additional storage available?
Apartments include extra storage off the balcony/patio. If you need additional storage, we have garages for rent.
Do apartments have air conditioning?
Yes, each apartment has central air conditioning to keep you comfortable.
Are utilities included?
Utilities are separate from your market rent and will need to be set up through Rocky Mountain Power and Dominion Energy. As soon as you have been approved for an apartment and given a move-in date, you will need to set up accounts with both of these companies so the utilities start on your move-in date.
Are the apartments furnished?
